Rental Application
If you are interested in renting this property, please complete this Renter's Application form. We require each person over 18 years old who will be living in the house to complete this Rental Application. We will contact you by phone or email once your Application has been reviewed and before we start the screening process.
Screening Applications
- Once we have reviewed your initial online application and we both agreed that you want to continue into the screening phase, you will need to complete this application for E-Renter.com (pdf) or Word Format to allow them to preform a background and credit check. You can either email or mail it back to us.
- We will verify employment, income, and bank account information.
- We will need to run your credit report and it will cost you less than $40.00. This fee is not a holding deposit and does not guarantee the rental unit. The applicant may provide a copy of their credit report from a consumer reporting agency less than 30 days old. All consumers are entitled to get a free copy of their credit report once a year from the three reporting agencies - Equifax, Experian and Trans Union.
- Generally, any score above 650 is considered a medium risk or less.
- We will check references and contact former landlords.
- We will need your Social Security and driver's license numbers and a copy of your driver's license
- We will verify past evictions or bankruptcies.
- We run criminal background checks on applicants.
- Applicants maybe rejected based on:
- a bad credit history
- negative comments from references or previous landlords
- income that we feel is insufficient to pay the rent
- past behavior such as property damage or consistent late rent payments or other factors that make applicant a bad risk.
- if you can't come up with the security deposit or meet some other condition of the tenancy
